Industrial Partners Group (IPG) is focused on small to mid-size industrial and retail properties in California.  IPG invests in properties that require repositioning and renovation in order to stabilize tenancy and rental income.  IPG invests in under performing industrial properties that are either too small or too labor-intensive for large scale private equity investors.

 

       Our investment approach is defined by top-down

market and site selection and bottom-up construction,

       strategic-repositioning, leasing and management.

 

We pursue an active investment approach that seeks to acquire under-performing properties with a focus on properties requiring capital improvements for deferred maintenance, obsolescence or environmental abatement.  Our target acquisition size is generally $500,000 to $15 million.  We acquire under-performing properties with the potential to substantially improve occupancy and rental rates through property renovation and repositioning.

 

The distinguishing and most important element of IPG's successful investment performance has been providing quality projects that are tailored to the needs of our tenants. We take outdated infrastructure and put in the needed design, capital and construction to render an optimal industrial space for our tenants and maximize property income.

 

Our real estate team's experience encompasses all aspects of real estate investment and management, including acquisition, financing, disposition, leasing, and construction management.  Our real estate investment professionals have hands-on operational real estate expertise that is critical to our success in acquiring and repositioning assets.
